Why Is My Water Heater in the Attic?

Water heater in attic space, Texas home construction, plumbing concerns and relocation options.

This question is one we hear from all our Texas people. Why is the water heater in the attic? It has to do entirely with the builder of the home's preference and needs. Many people wish the water heater was in the garage or on the main level. Some have it this way and love it- while others don’t.

A few years ago, the plumbers of Texas organized and tried to make it law that the water heaters be put on the main floor; this is easier on the plumber and, in the end, cheaper for a customer. But the builders of Texas heard this and immediately grouped together and fought this off because they wanted to keep putting the water heater in the attic.

There are plenty of opinions as to why, but the main thought is that if the water heater is in the attic, there is more usable square footage in the home, which means more $$$ for the builder.

What Are the Pros of Having a Water Heater in the Attic?

Customer existing builder grade water heater in attic.

Accessibility

Attics are, for the most part, empty storage zones of a home, so simply pulling down a string for the attic door gives simple access to the water heater. It is even in our Texas plumbing code, 502.3:

Attics containing a water heater shall be provided with an opening and unobstructed passageway large enough to allow removal of the water heater…

Appearance

When a water heater is in the attic, it is concealed from the daily eye line of the consumer. All the mechanics, piping, and accessories of a traditional tank-type water heater can be an eye-sore if someone is going for the ultra-organized sleek look in the garage.

If this is the case for you, and you don’t want to move your water heater, consider going tankless! You’ll love having the extra space! Click here to learn about tankless water heaters.

Distribution

It has been argued that the hot water will get to your plumbing fixtures quicker if your water heater is in the attic. This can be very true or very false. It all comes down to the placement of the heater in your attic. If it is further from the fixture, it will take longer to get there, regardless of attic or garage placement. That being said, if you have a huge attic and want a tank-type water heater in your home, you can decide which fixtures get hot water quickly by choosing the correct placement during the building process. If you are not having a new home built, consider a recirculating pump, this could help with that issue tremendously!

Safety

It is never a good idea to keep flammable objects near your water heater because it has a flame going at all times. Among all the random things we store in our garage, some of those are flammable, so if a water heater is put in the attic away from these items, you eliminate the potential for these fire-related accidents to happen.

What Are the Cons of Having a Water Heater in My Attic?

Customers existing builder grade water heater in the garage.

Structure

A typical tank-type water heater holds 40 to 50 gallons of water at all times in addition to the weight of the appliance itself. If your attic is not built structurally sound, the weight over the course of 10-15 years will be an issue that could lead to problems if the water heater falls through.

Water leaks

When the water heater is in the attic, it is out of sight, out of mind. Because we aren’t thinking about it or seeing it, we might not notice the leaks or rust accumulation that is taking place. And, if you don’t have a water softener, the hard water is causing the system to break down even quickly. If the water heater starts to have issues, there is a drain pan under to catch those leaks- but if left unrepaired, this small drip can become an issue too large for the drain pan to handle. You could then start to see water damage on the ceiling, and if it is a major problem, you could flood your attic and anything under it. We never want to give people a reason to be afraid; this is all avoidable if you do proper maintenance on your water heater. For more information, please check out our JD Precision Select Membership Plans, so we can take care of this maintenance for you.

Cost

Accessing water heaters in the attic is more difficult than on the main level, and replacement of the water heaters in the attic requires a second man to safely uninstall and install the new unit. There is also additional risk involved with not all attics being built equally. Because of this, there is oftentimes an extra charge for the replacement of a water heater in the attic.

Can I Relocate My Water Heater From the Attic to My Garage?

Absolutely! We recommend you move the water heater to the ground floor, which requires you to move water lines, venting, gas lines or electrical work, drain pan lines, temperature and pressure lines, and the unit itself. A more cost-effective option for someone wanting to move the water heater would be upgrading to a tankless water heater.

Why Shouldn't I Buy a Water Heater from The Home Improvement Store?

Rheem_Feature Image

What we sell Vs. the box store

We sell Rheem water heaters. The Rheem products are also available online and at popular retailers. Why do we charge more than the big box companies? Well, simply put, quality. Lets look at a water heater parts comparison!

Even within the same brand not all water heaters are created equal. We have toured the factories and even asked the manufactures why the water heater at a chain store is cheaper- the answer, how it’s made. Every water heater has a drain valve at the bottom.

The drain valve on all the water heaters we provide our clients are made of brass.

The water heaters that claim to be the same thing online or in the home improvement stores, are made of plastic.

When we asked why they make the same heater two different ways the manufacture told us the retailers specifically request that the product be made with cheaper parts so the profit margins will be larger. The brass pieces are more expensive, and they want to make more money. There are a few other differences-but this is one you can visibly see so we will focus on it. Go to the garage or peak in your attic and look towards the bottom. Do you have good quality? If it is in your attic- how safe do you feel knowing the only thing keeping that 40-50 gallons of water from coming down on you is a piece of plastic? We never want to cause anyone to live in fear.. but if you have the chance for better quality in your home wouldn’t you go for it?

Here are a few of the heaters in our water heater graveyard, look at the difference in drain valves to educate yourself on what to look for.

The brass valve is durable and more reliable than the plastic version. With all the water heaters we are called out to repair hands down we are called out to repair a plastic drain valve much more often. The plastic valves are prone to breaking and clog more easily.

It Costs More & I Want To Save Money

If this is your thought after reading this and you just want to save some money when making the purchase we absolutely understand. But before you decided to do so ask your self about maintenance. Ask your self about warranty. Ask yourself if the home improvement store will be there for you down the road if you have issues come up.

Why Should You Be Checking Your Sewer System?

JD Precision sewer system services

One day you wake up and you notice something strange in your bathroom drain - it’s not draining as fast as it usually does. While brushing your teeth, you also notice an odd smell in the air that you don’t recognize. When you look up at the ceiling, you also see some mold that you haven’t noticed before.

At first, you ignore the problem. However, as the weeks and months go by you notice that it’s getting worse and worse. So, what’s going on here?

The answer lies beneath what you see every day - in your sewer system. Knowing the signs that you need sewer system services is essential for all homeowners, and that is what this article will help with!

How Does The Sewer System Work?

whatsewersystemAlthough you may not see it running, a sewer system is always working in the background in your home. And while it may seem like a complex series of pipes and lines, it’s actually a pretty simple and straight-forward process.

First, your home gets fresh water through the main water supply line. This water can be used throughout your home for many purposes - the shower, dishwashing machine, kitchen sink, etc.

The water that’s not used for consumption, the wastewater, enters the drain system to be removed from your home. The drain system removes the waste water entirely through the use of gravity, allowing the waste to flow downward through a series of large pipes where it can finally exit towards water treatment centers.

Now, while the sewer system is a relatively simple process, many people overlook maintaining their pipes and drains frequently. Ignoring these routine check-ups can lead to big consequences down the road.

How Often Should You Schedule Sewer Checkups?

sewersystemcheckGet your sewer system checked sooner than later. Professionals recommend that you get your pipes checked every two years to ensure optimal performance. If you ever notice that things are draining slower than usual or you even notice certain smells coming from the pipes, it may be a sign your pipes are clogged!

Get in contact with us at JD Precision Plumbing & Air to help you with your plumbing needs. We offer a thorough inspection and maintenance care that can help improve the water flow in your home, prevent ongoing clogs, and keep your plumbing system as healthy as possible.

Your Sewer System Can Impact Your Home

blockedsewersystemA lot of homeowners overlook the consequences of not maintaining their sewer system. Avoid this costly mistake! Small objects, grease, and debris can get stuck in your drain over a period of time.

As more and more things accumulate in your pipes, there can be an obstruction in the flow of water, which can potentially lead to many problems.

For one, stagnant water that has accumulated for a long period of time can emit a foul odor that can spread all throughout the house. Leaking water can also damage the house, causing water stains and discoloration on your walls. Insects, mosquitoes, and other pests can be attracted to the water, bringing with them unwanted germs and diseases.

Your house can also be prone to bacteria, mold, and mildew. If you suspect any problems with your sewer system, don’t wait until it’s too late - you need to take action today and contact JD Precision Plumbing & Air to assist you with your plumbing needs.

Is Your Home’s Water Truly Clean?

water safety first

With August being National Wellness Month everyone is going to be taking steps to improve their health and wellness. Whether it be finally trying out yoga or eating healthier, there are plenty of things we look over that are also very crucial to our wellness.

While you may not think about it often, your plumbing is essential not only to your home comfort but also to the well being of you and your family. That’s why today we’re going to focus on water safety and just how important it is to our health and wellness too.

The Importance of Quality Plumbing Services

plumbingservicesIf you’ve ever been camping for any period of time I’m sure you’ve realized just how much indoor plumbing impacts our daily lives. We may take for granted how much we actually use running water throughout the day.

We wash our clothes, ourselves, our dishes, our cars, it provides ice in our fridges and flushes our toilets. Our society would not function the way it does today without clean running water.

With all that being said, it’s no surprise that many homeowners forget these systems and often leave them to disrepair.

Finding a Water Filter for Your Home

Water filters play the biggest part in our safe, clean, running water. They filter out chlorine, chemicals and heavy metals that could potentially make our water dangerous or taste bad.

The three most common water filters are:

  • waterfiltersCarbon Filters - These filters work by attracting and absorbing the bigger particles in our water such as sediment and chlorine. By filtering out these sediments and silts, carbon filters help our water and odor taste better.
  • Alkaline/ Water Ionizers - This type of filter separates the water in 2 streams using 2 electrically charged plates. One stream is acidic and the other is alkaline, which gives us much softer water and is much better for our skin.
  • Reverse Osmosis - One of the more complicated types of filters. Simply put, it uses pressure to move water through a membrane which catches all the contaminants after going through a pre-filter. Reverse Osmosis is one of the more expensive types of filters but one of the best.

Each type of water filter is very crucial in why we have clean water today. They play such a big part in our lives, yet we hardly think about them!

Another Concern, Water Leaks

waterleaksChances are you thought we were going to be discussing swimming when we mentioned water safety, huh?

That’s not all water safety is about! Since we’ve reeled you in this far let’s discuss water leaks. Water leaks can cause many safety issues, it can damage the structural integrity of your house, which over time can be a big and very costly problem.

Leaks can also cause mold and mildew issues that can get into your HVAC system and make its way all over your home. Another thing you may want to look out for is a burst pipe which could be contaminating your home's water supply.

So remember just how important our water supply and running water is in our lives. Also how important it is to take care of it as well. If you have any questions about the safety of your water supply be sure to call our pros at JD Precision Plumbing & Air, the most reliable plumbing and HVAC company in The Woodlands.

Dad’s Best DIY Plumbing Tip or Fails

plumbingdad

Father’s Day is a special day to celebrate all that our dads have done for us. When we fell off our bikes, they carried us inside to get a band-aid, then encouraged us to give it another go. When our car made a funny noise, they knew exactly how to fix it.

But sometimes, DIY projects can get the best of even the handiest dad. In honor of Father’s Day, let’s take a look at some common DIY plumbing failures that our dads might make.

Toilet Installation Troubles

personalinjuriesToilets are an essential bathroom fixture in our homes, so it’s important that they work correctly. If your dad decides that it’s time to upgrade, perhaps to an efficient low flushing toilet, you might encourage him to let a professional do the installation.

Getting the old fixture out isn’t terribly complicated, as long as you fully drain the water out of the bowl first. If dad gets ahead of himself, he can end up with a soggy mess on his hands. However, once he gets the bowl out of the bathroom, he shouldn’t immediately install the new unit.

A trained professional will inspect the floor for any signs of damage from a water leak. If your plumbing dad skips this step, he could inadvertently cover up damage that he should fix before installing the new toilet.

If he’s able to get the new unit installed correctly, the water underneath will hopefully dry, and the wood won’t rot further. If he makes any mistakes and the new toilet leaks as well, he’ll end up with a real problem on his hands. Unless your dad is a trained plumber, he should probably leave toilet installation to the professionals.

Duct Tape Lunacy

pipeducttapeIf your dad’s first line of defense for a leaky pipe is to grab his roll of duct tape, you have a problem on your hands. Yes, duct tape is an amazing invention, and it can do a lot of great things. You can patch a tent hole, cure a wart, and even mend a broken plant limb with the magical tape.

However, covering a leak with duct tape doesn’t solve the problem, not permanently anyway. Your dad may be able to stop the flow of water with the tape temporarily, but the underlying issue will resurface again. If the pipe’s connections have worn out, he’ll need to hire someone to replace them.

If the pipe has a crack, duct tape won’t fix the issue. Eventually, the crack can spread, and then it’ll be a deluge instead of a small leak. Leaky pipes need a real solution, not just a duct tape band-aid, so encourage your dad to let someone else check this item off of his honey-do list.

Drain Snaking Situation

snakedrainingSnaking a drain seems pretty straight forward. You put the snake down the drain, you find the clog, you rotate the snake, and you break it up. However, if you don’t have the training to tell the difference between the clog the pipe, you could drill a hole into your pipe attempting to clean your drain.

Also, if your home is an older build, your pipes may not be in great shape anyway. If your dad starts pushing things down the drain and tries to drill through an old, weak pipe, he’ll end up creating a huge mess.

A professional plumber can inspect the pipes before snaking to make sure that they’re in good enough shape to handle the treatment. You know that plumbing dad wants to help out, but sometimes DIY solutions are not the best idea. Having someone snake your pipe is much more affordable than having someone replace your pipe. Plus, dad can avoid mom’s ire because she won’t have to clean up his mess after breaking the pipe.

Dads Can Do It All

Something about becoming a dad seems to make men more curious than ever. It’s quite heartwarming to see a man teaching his son or daughter how to fix something around the house. We certainly don’t want to discourage dads from learning new things or fostering curiosity in their children.

However, sometimes the best thing you can teach your kids is how to tell the difference between a good DIY project and a project that’s better left to a professional.
