The homeowner for this residence called us out due to them, leading us to turn on the heaters for the house. After break dialogue, it discovered that they are currently moving into the house and that the heaters were turned off to not waste any gas with a small inspection of the works. Scope areas estimates were provided for relighting of the heaters as well as safety upgrades due to them being 11 years old as of this year in September. Work was approved For the heaters located in the attic, we completely redid the cold side inlet and installed two flood stops so in case these heaters ever do spring, a leak of any sort and water does develop in the pan. They can be shut off automatically without any downtime and prevent damage to sheet rock new electric unions and proper fittings were used to make these connections and both do have their own manual shut off as well. 5 year preventative maintenance plan. Install backflow prevention device with in ground isolation valve. 1 year warranty Bio one drain maintainer. On 5/20/26 I arrived on site to a 1 story home with 2.5 bathrooms and is 11 years old. I met with Mr. Robert and he led me to the area of concern. The exterior hose bibs are seized. The irrigation backflow is leaking when the unit is turned on. Mr. Robert agreed to allow me complete a whole home plumbing assessment and I noted concerns that need to be addressed. I reviewed these discrepancies with him and this solution was approved to be completed. I performed the work and tested for leaks. I will email additional solutions to Mr. Robert for further review at a later time.

Homeowner called us out for a toilet that had come loose due to the bolts breaking the plastic flange located underneath. Homeowner had the toilet pulled and exposed the flange. One estimate was created and approved. The existing flange was cut and chipped out completely. The new stainless steel flange was then installed. New wax seal and new nylon bolts were used as well. Toilet was then reset and tested to which no leaks occurred. Warranty will be only for the installation of the new flange. This willl be 3 months and will not included resting the toilet due to being negotiated with the homeowner.

On arrival I was led to the garage where I was given a tag-out letter from center point indicating that the yellow gas flex for the Rheem tankless was leaking. After spraying bubbles all over the gas line for the tankless I could that it was leaking. We preformed a a repair to the gas line removing and replaced the gas flex with ridged hard piped iron materials. We also preformed a safety test on the gas system by shutting the entire gas system off and turning each gas fixture off and pressurizing the gas system to 10psi for an hour. The test and new hard piped gas line for tankless unit passed pressure testing. We then blead all air from gas system after returning fuel gas to the system and made sure the tankless unit functions as it’s supposed too. 90 day warranty on gas line alterations. No warranty on gas testing.

On arrival I was led to the walk In attic on the second floor where when we got to the double Navien 240s tankless units the master unit was blinking orange and flashing a 736 code indicating that the 2 units have become un-cascaded and not communicating like they are supposed to do. We preformed the process of removing and resetting the cascade function to fix the communication problem between the tankless units. The communication problem with the tankless units was caused by the power going out due to bad weather the night before. When the return of the power came back, it fluctuated on and off at such a rate that the home’s generator does not register it as a power loss long enough to require the generator to turn on. And in turn caused the tankless units to become un-cascaded and not communicating. I informed Mr Boris that there are batteries that can be added to the tankless units that will provide a temporary power source while the power issues are happening. These will potent

I arrived to the home on Thursday, May 9th, 2026. The customer let me know that suddenly there was a lot of water coming out from the toilets and bathtub/ shower and it was spreading onto the floor and in the walls. Every time they flushed the toilet or drained the water out from the tubs water would come up from the toilets and onto the flooring. This was affecting the left hand side of the home. We pulled the toilet on the left hand side of the home closer to the front of the home. We then cabled the drain, after a while the water started to drain. To test and make sure the water would not come back up, we ran water into the drain and no water came back up. The customer has a restoration company coming out, due to the significant sewer water damages to the surrounding areas we will leave the toilet uninstalled until the customer is ready for us to do so. Homeowner called us out for a disposal that was not working upon initially arrival and visual inspection there a substantial amount of food in the disposal however none of which concerned for a jam. Multiple estimates created for initial unjamming and testing or replacing completely if it required due to failed testing or broken parts. Cleaning majority of the debris located internally and then manually manipulating the service port i was successful in getting the blades to spin. I further cleaned the internals with ice and hot water to help clear the food and in doing so I found the cause being a plastic water bottle cap got put in the drain on accident. Sink was filled with waste then drained with no leak occuring. No warranty for disposal jams.

For today’s job, the homeowner called us up for a toilet that was not properly functioning. Upon arrival and during the initial greeting one of the homeowners didn’t make me aware that the voice level will be to a whisper due to a child sleeping in a bedroom very very close to the work area. Upon visual inspection of the toilet, there were multiple concerns for this mainly that the fill out would not shut off properly and into it had a leak located on the poly line that connects to the flush valve. Other concerns were regarding the amount of rest, located on the bolts along with the sediment located in the tank. Due to the toilet is also being original to the house. I did inform the homeowner of inspecting the other toilets to ensure no other leaks or no the concerns could arise after we leave here. Upon arrival the customer brought me throughout the home and explained that the last few days they had smelled gas pretty strong in the kitchen and laundry room area. The customer had the gas company out previously due to gas line issues in the yard but nothing to do with the house. The gas was off to the home. We started with the gas test of the home and the line held perfectly. I then started testing fixtures throughout the home, and found the furnace closest to the garage had a leak in the gas flex. Scope of work will include digging up and installing a new gas line to the home. I will replace gas flexes that are necessary going to the fixtures. Customer called us out on Monday May 5th and had 3 gas leak. The gas utility company located the leaks outside and locked the gas meter. The leaks occurred on the gas generator near a dialetric union right after the gas regulator. This was located on the left hand side of the home. The second leak occurred from the pool heater. We performed a gas pressure test and pumped up this gas line up to 9 psi, every other minute 3 psi was loss, after spraying a gas spray we found the leak coming from the ground along with several leaks occurring that we found after we performed our gas pressure test, one was underground where there was galvanized metal used for a riser. This metal over time started corroding causing pin holes to occur and gas leaked into the ground. And the galvanized union right above the gas regulator next to the pool heater was super loose. The customer opted to cap this gas line as the only way to repair this gas line is to run a whole new gas line in poly gas pipe due to

Upon arrival I was brought to the kitchen of the home. The customer stated that the right hand side of the sink was clogged snd thought it might have been from a paper towel she was using as a strainer. The left hand side sink is working as normal so the whole line isn’t clogged. We will need to remove the p trap and clean the tubular fittings. If the line is still clogged we will need to cable or jet the line. Customer elected to clean the tubular fittings for today. I removed the p trap and arm going to the disposal. The clog was in the arm of the disposal, I removed the build up and found it to be eggs shells. Once cleaned I reinstalled the p trap and tested to ensure there were no leaks. No leaks were found and the sink was functioning as normal. There is no warranty on drain cleaning.

Arrived back for install on a customer supplied shower valve. I got the wall cut behind the shower to gain access. I then removed the trim from the shower and cut out the old shower valve. I then added the new valve and fittings and secured the new valve into place and pressed on the new fittings. From there I added the new trim and turned the water on to check and test for leaks. No leaks were found. There is a one year warranty on labor.

Upon arrival I was brought to the guest bathroom of the home. The customer stated that the sink was backing up again and needed to be cleaned. On the last visit the customer had purchased bio one. We are now finding out this is not a full time solution to the issue. We do recommend adding Iflo to the system as an effective measure to keep the algae from growing. The customer elected to clean for today and to bring an Iflo unit on the next visit. I cabled put the drain and took apart the p trap to clean. I removed all of the growth from the lines and tested to ensure the line was clear snd there were no leaks. There is no warranty on cabling.

I made options for the customer and she wanted to go with the 1/3 disposal. While completed the work I noticed the basket strainer was rusted as well so we talked about replacing that also. Upon arrival I was brought to the dinning room of the home. Customer stated that water was coming from the ceiling snd wasn’t sure where it was coming from. I inspected the bathroom above and found no issues. I then checked out the attic above and found there was a vent on the condensation line that was full of water and water was overflowing. We will need to blow out the line and recommend adding a preventative solution to the system. Customer elected to clear the line for today. I started by blowing compressed air through the line to clear the stoppage above. I then moved over to the sink where I removed the pop up and ran a cable down the drain. From there we were able to turned the a/c on and pour water down the drain to test. The drains were free flowing again. There is no warranty on cabling options

Arrived to preform annual home inspection and safety evaluation. I found no issues in side of the home. The home had all working angle stops and clear drains. I then went outside to inspected the exterior and run a camera down the main sewer line. I was unable to locate a main clean out There was one between the two septic tanks. We do recommend adding a sewer clean out to access the sewer line. After that I went to the attic to inspect and flush the water heaters. I flushed each unit for 20 minutes to ensure anything built up inside was pushed out. There is no warranty on water heater flush.

I came out after hours to investigate a “no hot water” issue. Upon my arrival I was able to diagnose this issue to be from dead batteries in the emergency shut off system on the water heater. After replacing the batteries, the system was back to normal. I was also able to replace 2 moen shower cartridges. 1 in the master shower and 1 in the upstairs bath tub faucet. This install will come with a 90 day warranty on parts and install.

Homeowner called us out for a disposal that was not working properly upon initial inspection and arrival. The homeowner did show me the initial problem however there were other concerns that she did have one regarding a different disposal located in the bar carrier and a toilet that was missing a cover located on the sides. With the small inspections of the work areas create estimates based on the conditions and work scopes homeowner did improve the new install of the disposal underneath due to the unit being completely downed by a metal pin that was not retrievable. This was evident when being removed that it had broken the fins and lodged itself completely. The pre-existing unit was removed from the air switch along with the elbow connect to it. Once this was done, the new unit was then re-bracketed and mounted. Electrical was then reconnected to the air switch up above.
