Called out due to unknown leak source. The homeowner stayed in for about four months. She noticed the floor being wet by the back door. In the same area as the water heater, and then the other side of the water heater is too bathrooms back to back. I did a moisture reading test and found that the wall was wet high up towards the ceiling as well. I went into the attic and found a three-quarter AC condensate drain line that was chewed up by rodents. Where the rodents has chewed, the pipe is where the leak is coming from. I also noticed the hallway bathroom toilet is rocking. I recommend replacing the waxing and resetting the toilet to secure a lot better. I rerouted the AC drain line out to the cleanout cap on the backside of the home. I pulled the hallway bathroom toilet. I replaced the toilet flange. I set the toilet back in place. I arrived on the job site on Monday March 2nd, 2026. The customer explained that their bathroom on the back right side of the home had sewer water coming up the bathtub upon flushing their toilet. To ensure this was not happening to the whole home we tested every fixture by turning the water on in the home and found no sewer backing up to that shower. We found that nothing affected the sewer backing up Except for only the master bathroom toilet and the lavatory faucets. We used our camera at the cleanout located at the right side of the home, approximately 16 feet from the cleanout to the fitting causing the obstruction was a massive amount of toilet paper build up. After cabling this area out we were then met with an incorrect fittings used underground as well as a separation occurring on the right side of the sanitary tee going towards the master bathroom sewer line. Services due to replace garbage disposal, baffle gasket Upon arrival, I was led to the kitchen where the garbage disposal baffle gasket fell down into the garbage disposal and got chewed up. Customer is wanting to replace this gasket only. Also provided full plumbing assessment of the home. Found sand in the tanks of the toilets. Customer is on a well. Customer has a water softener. Just passed the well and the sand is making it through the softener and into the home. I recommended putting in sand to eliminate the sand entering the home and the softener. Install sand sediment filter before the water softener located in the well house. We installed a whole home filter housing before the water softener. We also installed a sediment filter into the housing. After reworking the waterlines adding ball valves to make replacing filter cartridge easier. and installing the filter, we then waited for the glue to dry. Called out due to shower is leaking. Upon arrival I was brought to the hallway bathroom. The homeowner attempted to replace the cartridges. He stated he replaced it multiple times, but couldn’t get it to seal properly. I was able to uninstall the current cartridge. I installed one of our cartridges and got the shower to stop dripping or leaking. I was also brought into the daughter’s bathroom. The shower valve is not secured properly and is moving. The homeowner did not want to proceed with any of that work. Job completed. Jd Precision Plumbing will provide a 90 day warranty for parts and labor.

Arrived on site checked in with April. Home was recently remodeled and since they moved in a lot of questionable craftsman ship has been noticed. Informed April of a Real estate inspection vs the benefits of a JD Select Membership. 5 yr membership approved. Began by walking the home with April and addressing a few of her concerns and to get a lay out of the home with her. 2 floor home 3 bathrooms - 2 upstairs 1 down stairs 2 electric tanked water heaters- garage and 2nd floor utility room Domestic waste goes to septic tank I’m the backyard Domestic water is from city meter Laundry room is on the 2nd floor Water heaters Garage water heater flush produced a lot of calcium deposits during the flush, photos attached. 2nd floor water heater flushed clean, both T&P valves were good, both had electrical quick disconnects good, both sacrificial anode rods were showing signs of deterioration and calcium grown over all still good. There is no warranty offered on the water heater flushes.

We will pull the old flange and fully solder in a new brass flange on the lead riser with this completed. Today was initially the homeowners whole home, plumbing assessment, however, upon initial arrival and discussion of the services and benefits of the maintenance plan, the homeowner did inform me that he did not want to proceed with the home inspection and only wanted to focus on two things for today one being the water heater flushing and two a lavatory sink that was slow drain And a toilet that has been gurgling when flushed. Upon initial investigation and inspection of the two items located on the first floor right the toilet went flush slowly drained, as well as sometimes gurgles indicating a restriction of some sort next to the toilet there is a sink to the right side and also has a slow drain as well however it also has the AC condensate line tied into it below and more likely the culprit of both issues in this bathroom. 09/16/2025 We arrived to the house where Mrs. Deeann greeted us. We apologize for the late arrival. Then Mrs. Deeann had decided she would like to move her propane tank farther back in her property to the fence line. A updated scope of work was made and Mrs. Deeann decided to accept it. We then began preparing generator base with 2 X 6 pressure treated wood and drainage rock. Once constructed and prepped it was then leveled out for the generator concrete pad. The pad was then transported from old spot to the next. Generator gas was disconnected from generator not the whole home. Inside we made preparations and opened holes for drops for flexible gas material. 9-17-25 On this day we we ran the new gas inside the home, we had to open an additional hole at the top of the far right bedroom wall to be able to drill through the top plate to give us the access to drop the new gas pipe down the outside wall. Arrived to job to discover customer concerns regarding a leaking toilet. Our evaluation found a Kohler toilet to be rocking heavily do to a broken flange. This price will include chipping out the old broken flange and installing a new flange with a stainless ring. We will thank you install the new Kohler toilet with new supply line. After thoroughly testing we will install a water resistant seal around the base. All work is taking place in the outdoor customer single restroom. 30 day parts and labor warranty.

Pull urinal and unclogg drainline replace Sloan flush valve for urinal then reset urinal with new seal and waste drain gasket We shut water down to urinal pulled apart and ran machine through drain and could not make turn to get clog but noticed when I ran lav sink urinal filled up so pulled p trap to lav sink and ran machine through drain and finally was able to unclog urinal as well when completed put urinal back on wall and installed new Sloan flush valve and tested and all worked perfectly cleaned up and tested multiple times all work will come with a 90 day labor warranty and no warranty on stoppage

Upon arrival I was brought to the attic of the home. The customer stated that their water heater was getting older and thought it was time to change it out. I found that the water heater was from 2012 and within the recommended time frame to change. The customer elected to change out the old one with a new Rheem pro 8 year water heater. We pulled the permit and returned for the install. We started by draining the old unit and disconnecting it from the plumbing system. I then carried the old one out and took out the old pan. We installed a new pan before carrying the new unit up. We hard piped the water lines and added a shut off as there was not one on the old one. We reworked the drain line and added a new sediment trap and gas flex. We hired out a roofer to come reseal the venting on the attic. 5-2-25 Came for JD select inspection did walk-through with customer and went over everything that I would be inspecting under all restroom, sinks to check traps shut off and supply lines open the tank of all toilets inspected shower valves and showerheads. 4/4/25 Services due to mystery water leak underneath home. Arrive to the home and the customer let me know she had a plumber out recently to repair a leak that was going on well they went on vacation and came back and noticed water was coming out from underneath the home. I started tracing the waterlines further underneath the home to reveal a plastic three-quarter pex 90 that was chewed on by rodents causing it to spray water. I recommended replacing all waterlines underneath the home and getting rid of the plastic fittings. Customer opted for the repair today. I replace the 90 and used two couplings to tie back into the original waterline. Water was turned back and leak was gone. 90 day warranty on repairs made 4/4/25.
